As reported previously, it's not just the mega developments that Lenoir City officials keep approving that are causing all the issues, there are smaller developments being allowed that are adding to the problems as well. Here's another one.

34 condos on 5 acres. That's 6.8 units per acre. The 5 acre parcel is located on Pine Top Street. That's just behind Hardies. The 5 acres was originally two separate parcels. One parcel was 2 acres the other was 3.1 acres.

The two parcels were owned by two different owners.

Parcel #1 was quit claimed to LCUB manager, Shannon Littleton, on 3/12/20.

Parcel #2 was sold to LCUB manager, Shannon Littleton, on 6/21/18 for $160,000.00.

First reading for both properties to be annexed by Lenoir City was on 2/28/22.

LCUB manager, Shannon Littleton, sold the two parcels for $525,000.00 to Rentals Investors Group of East Tennessee LLC on 3/22/22.

As a side note, the adjoining property, lot 21, is owned by Lenoir City mayor, Tony Aikens.

Shortly after the sale of the property, construction began on what's called 34 attached condominiums. It is unknown if the condos will be rentals or privately owned, but given the name of the developer, Rentals Investors Group of East Tennessee LLC, one might assume rentals.

The density isn't the only issue, it's the location. If this development was on Hwy 321, it would be bad enough, but this 34 unit development is located at the intersection of Pine Top Street and Hickman Street. Neither street is hardly wide enough for two vehicles to pass. Did city officials give any thought to that when they approved this development? Obviously not. Just imagine adding the possibility of at least another 68 vehicles coming in and out of there on a daily basis. Going to be tough on that neighborhood and the surrounding area.
