Development Correction

Last week I received an email from developer John Cook, Cook Brothers Homes. He wanted to correct the information I had on the development map I recently published.

According to information I had received from Lenoir City officials a year or so ago, Haven HillsHeritage Land Development/Cook Brothers Development, Owner, 30 acres Proposal 172 Single family Homes. 5.73 Units Per Acre Status: Under Construction, Property Rezoned R-3 For High Density Residential.

According to Mr. Cook, his development is actually 69.61 acres and density is 2.36 units per acre with 164 building lots.

I'm more than happy to make the correction. I can only report on the information I'm given. And I agree with Mr. Cook, I need to always get the information correct. I appreciate Mr. Cook giving me the correct information. This reduces the total number of new residential units approved in the city from 2,553 to 2,545.

Haven Hills Development is 69.61 acres and density is 2.36 units per acre with 164 building lots. We are also installing amenities including a 3600 sqft clubhouse, pool and pickleball courts. I suspect many of your other “facts” are incorrect as well.

The property is zoned for 4 units per acre and there is no requirement for us to spend $800K plus on amenities, so I guess that kills your premonition that all developers are greedy. We aren’t. We are just trying run profitable businesses that feed hundreds, if not thousands, of families through our economic impact and provide housing for those that need it. Shelter is the most basic need other than food, water and air.

Before you publish things as fact you should do some research in the right places. Otherwise, nothing you provide is believable. Kind of like CNN.
